Just because an offer is written "As Is" does not take away all of the buyer's rights.  It still gives you a right to a 10 day inspection period and if something is found that makes the purchase undesirable, then the buyer can walk away during their inspection period with a full refund of their earnest money.  Sometimes when a seller is told that the buyer is backing out, they may say that they would be happy to do that to complete the sale.  So an As Is Addendum is not set in stone, so don't be afraid of those homes!
